許多朋友都會問 Mikiko 在英國購買房子困難嗎, 答案是不難. 但要買一處完全令人滿意並在經濟上有較高回報率的房子也並非易事。

以居住為目的的購房需要考慮位置是否方便及能否讓家人生活舒適這兩點；以投資為目的的購房更需要具備良好的資訊和敏銳的眼光。

隨著亞洲投資商人們的目光, 越來越多的轉向海外地產市場，倫敦作為其中備受關注的目的地，受到許多海外地產買家的廣泛關注。

由於這股風潮的影響，倫敦市中心的樓市交易也越來越熱門。

目前在倫敦的海外買家, 大致上可以分成三個類別:

1 )  買家是有孩子在英國留學的家庭； 

2 )  希望移民到英國的中國人；

3 )  受到倫敦樓市穩定走高的租金吸引而購買地產作為投資手段的人群。

同時倫敦樓市的透明化交易，城市的優越居住環境也堅定了海外買家的購買信心。

找房子基本上有三種途徑: 1）從房屋仲介 (Estate Agent) 獲取訊息，2) 請買房顧問找房子 (relocation consultant)，和/或 3）自己在網上找。

1）傳統上來講在英國在賣房時需要委托房屋仲介並支付佣金。由於房屋仲介是接受房主的委托，為房主推銷他們的房產，因此他們只向房主收取成交額的 1.25 - 2.5% 作為他們的佣金，作為購買者的您無需承擔此項費用。在找房時可以拜訪幾家當地的房屋中介，向他們索取您需要的房屋信息。

2）許多亞洲客人對英國房地產市場不是非常了解和熟悉，他們會聘請買房顧問協助他們買房與處理和買房有關的事宜。

您雇聘的買房顧問會按照您的需求去尋找房子，並代替您和賣家議價及協助解決所有問題。

一般來講, 買房顧問費用是成交額的 1.5 - 2% 。

代客尋找租屋的話, 顧問費用為租金的 2 - 4 Weeks.

Harrods 是世界上最豪華的百貨公司. 在愛德華時期，位於Harrods 4 樓的 Georgian Restaurant 已經是當時貴族享受下午茶的地方. Harrods 保存了餐廳這段時期最輝煌的裝潢, 把這個傳統繼續延續下去,讓我們在現代也能享受到這古典的文化氣息.


The traditional afternoon menu comprises freshly cut sandwiches, home baked raisin scones and a selection of tea pastries from the famous Harrods Patisserie - all served with a tea of your choice.

A trip to Harrods is an experience in itself, so make sure you leave time to wander round the magnificent shop, 因為進到裡面有點像走進迷宮. 最讚的是他們的 Food Hall,單單是起士部就已經有上百種選擇! 他們的巧克力,茶葉與咖啡都是令人愛不釋手,會讓你在不知不覺間待上好幾個小時. 買伴手禮/手信記得來這裡~

在男裝部門附近的 Door 3 有一個可以寄放行李的地方 (Cloak Room).

Price: 熱巧克力 £2~ Macaroon (杏仁小圓餅) £3~

Mikiko's Notes:
我最喜歡他們的Macaroon, 大的有五種口味 - 巧克力, 咖啡, Praline (胡桃), Vanilla (香草) & Pistachio (開心果). 小的還多了兩種口味: Raspberry (覆盆子) & 檸檬.

除了Macaroon, 他們的草莓蛋糕 (Le Fraisier) 也很不錯. 上面鋪上一層甜甜的杏仁Marzipan, 那就是將杏仁磨成極細微的粉末, 然後慢慢的與糖霜混合. Absolutely Delicious!

最近，我在格林威治Town Centre看到一間有趣的陶瓷咖啡店。享受蛋糕之餘還可以自己創作陶瓷藝術品。他們提供半烤好的陶瓷BLANK CERAMICS，客人可以自己挑選喜歡的杯子，盤子，豬豬錢箱。上好顏色之後便可以交給店員幫您烤。逛完格林威治市集就可以回去拿您的作品~

Mikiko's Notes: The Rose Lounge 下午茶挺受歡迎的. It has a very elegant décor - rosy scenes, rosy sofa, the air is even scented with fresh roses! 那裏環境舒適 , 沒有很嘈雜的感覺 , 茶具十分精緻 , 喝起茶來加倍賞心悅目 , 還有豎琴伴奏！特別適合三五知己聊聊天 , 好好享受整個下午. 之前帶過幾位日本朋友來喝下午茶，他們都很喜歡這裡浪漫的佈置＆貼心的服務, 還說在東京也找不到麼漂亮的地方.

Mikiko's Notes: A truely unique venue! 這店環境裝修浮誇. washrooms 是有格調的恐龍蛋型.
However, I was let down by the quality of food they serve in their Tea Room. Finger sandwiches were dried up and scones were re-heated ones. Evening service is much better, but quality does come with a price tag at this restaurant (you could easily spend £100 per head for a three course dinner).

但值得一提的是他們的蛋糕確實做得很精緻。連英國高級百貨公司FORTNUM ＆ MASON 也有專櫃賣他們的蛋糕。

他們的 CUP CAKE（杯杯蛋糕）是非常可愛的! 令人無法抗拒~ 我個人比較喜歡HEALS傢俱店裡的分店. 店舖雖然有點小，但他們有最多CUP CAKE款式~

Mikiko's Notes: Even though it’s one of the top tables in London, it is relatively easy to get into casually, as they allow walk-ins. Service here is attentive and you always made to feel welcome. There seems to be no 'priviledged service' given to the many celebrities/ famous faces you may see whilst dining there. The super high ceiling with iron chandeliers does makes you feel as if you’re dining in a castle, yet it is in the heart of London.

一向吸引不少名人紅星光顧的Wolseley雖然說這是一間感覺很高級的餐廳 , 其實不需要訂位也可以進去。 這裡侍應很有禮貌 , 不會有拘束的感覺。 雜誌也報導過Sarah Jessica Parker, Jack Nicholson, Paris Hilton, 基努李維 等巨星在這裡用餐。
